  • In the $250,000-$500,000 market, the rolling 90-day average amount of sales per month is around 20 homes. The average list price to sales price is at about 98%. The average absorption rate at this price range is at 3.25 months supply over a 90-day rolling average.
  • In the $500-00 and up market, we get to see some changes. Over a 90-day rolling average, only 2 homes were sold per month. The average list price to sales price is at 96.67%, so there’s about 3%-4% room for negotiations. The absorption rate is at 11-12 months supply of inventory at this price range.
